Why has the current board decided that Russ Holowachuk can run for a third term on the board even though our bylaws limit all board members to two terms? As of January 1, 2022 California State laws reinstated our HOA bylaw 2 term limit.
The board met with our HOA lawyers last year and asked if he could run. The answer was yes. The question that has not been asked of our lawyers -- “Is Russ Holowachuk eligible to hold office for a 3rd term after his second term expires and the HOA bylaw’s 2 term limit is in force again”? The following question arises from these events:

The purpose of this Virtual Meeting is to discuss the Proposed HOA & Country Club Entity Merger. Homeowners have been asked the submit questions before the meeting. Why is this being called a Town hall when it is going to be a one way conversation to promote the merger? The Board will be summarizing and selecting the questions, controlling the narrative and conducting a one way conversation with the homeowners (just like the monthly Board meetings). Why has the board restricted the homeowner right to a two-way conversation?

This merger has been discussed over the past 10 years and the Board has now decided to ask the Homeowners to vote to approve this merger.
The Board states that the merger has nothing to do with our HOA being on the “Do not Lend” list. An outside expert consultant has been hired by the board to advise and recommend what steps the board needs to take in order to move the HOA off the “Do not Lend” List. We as homeowners need to know the following in order to vote on this merger:
The Blog would like to know your thoughts. The election ballots are in the mail. This ballot includes a yes or no vote for a merger agreement of our HOA with the Country Club. The Board has proposed this merger in order to streamline operations and manage only one entity.

12/24/2021 13 Comments Why can’t the Homeowners participate in the Annual Candidates Election Forum?The HOA’s Annual Candidates Election Forum is scheduled on January 8th, 2022 at 2:00 pm.
This will be a Zoom meeting. The Homeowner attendees will not be able to ask questions or have a dialog with any of the Candidates. Any questions for the candidates must be submitted to the HOA before the meeting. A “representative sample of the questions” will be used at the Candidates Election Forum. This format raises a number of questions?
The Blog would like to know your thoughts. 12/6/2021 19 Comments The HOA Recall OutcomeThe recall of Peter Webb is now over. There were 685 homeowners that voted. 314 Homeowners voted to recall Peter and 370 voted to keep him. This means that almost half of the homeowners that voted believed that the recall was warranted. Peter now has one more year on the board and likely will want to remain as President of our HOA. As homeowners, we can hope that Peter now understands that he represents every homeowner and he narrowly escaped being recalled. The questions going forward are:
The Blog would like to know your thoughts. This past Friday afternoon, the HOA and Board sent out a Newsletter on Condo Communities labeled “Misinformation”. The Board has decided that any information that was not provided by the board is “Harmful” to the community and the HOA has a responsibility to reinforce information that was already sent out by Peter Webb to all homeowners to defend his actions.
