A Virtual Town Hall meeting is scheduled for Tomorrow

The purpose of this Virtual Meeting is to discuss the Proposed HOA & Country Club Entity Merger.  Homeowners have been asked the submit questions before the meeting.  Why is this being called a Town hall when it is going to be a one way conversation to promote the merger?

The Board will be summarizing and selecting the questions, controlling the narrative and conducting a one way conversation with the homeowners (just like the monthly Board meetings).
 
Why has the board restricted the homeowner right to a two-way conversation?


  • Has the Board decided that transparency does not apply at Town Hall Meetings?

  • Will homeowner questions be too “uncomfortable” and are better left unanswered?

  • Is it because the board believes that homeowners are not capable of having a two-way conversation?

Should the homeowners Vote for the Merger?

The board has released two informational documents and has scheduled a town hall meeting to encourage homeowners to vote for the merger of the HOA and the Country Club.  This merger has been discussed over the past 10 years and the Board has now decided to ask the Homeowners to vote to approve this merger.

The Board states that the merger has nothing to do with our HOA being on the “Do not Lend” list.
An outside expert consultant has been hired by the board to advise and recommend what steps the board needs to take in order to move the HOA off the “Do not Lend” List.


We as homeowners need to know the following in order to vote on this merger:


  • Does the consultant know if the merger will help or hurt the efforts to get the HOA off the “Do not Lend” list?

  • After a decade of planning for this merger, is there any compelling financial reason that it must be completed now?

  • Should homeowners either abstain or vote to reject the merger until all the facts are known?
    ​
  • Why can't the board table the merger vote until all the facts can be presented to the homeowners?

Proposed Merger of the HOA and Country Club

The election ballots are in the mail. This ballot includes a yes or no vote for a merger agreement of our HOA with the Country Club.  The Board has proposed this merger in order to streamline operations and manage only one entity. 

There are still many unanswered questions:

  • What financial benefits and risks are there in this merger agreement?

  • How will this merger move the HOA off the “no lend list” that currently restricts the ability to refinance and purchase homes at Desert Princess?

  • Will taking on the liabilities of the Country Club increase the risk of future assessments?

  • Will this merger increase interest rates for mortgages and refinancing?

  • Do we as homeowners have all the facts and answers to commit to this merger?

  • What is the urgency?  Does the merger need to happen now?

The Blog would like to know your thoughts.

is desert princess on the "do not loan" List?

Last week a homeowner wrote in the Blog that they cannot refinance their property.   

​After checking with existing loan companies, it appears that Fannie Mae and Freddy Mac will be putting the Desert Princess County Club on a "Do Not Loan" list.   


The Blog would like to know:

  • Have any other homeowners been affected?

  • Are there property sales that are falling through because buyers cannot get financing?

  • What steps are the Board and HOA taking to keep Desert Princess Country Club off the "Do Not Loan" list?

  • Will merging the Country Club and HOA into one entity impact the ability of finance loans at Desert Princess Country Club?
