On this Friday, June 30th at 1:30pm, the HOA board’s treasurer will be presenting the second discussion on the upcoming 2023/2024 HOA budget. This may be the last chance that homeowners can ask questions and understand how our dues are being spent.
Here is what we know from the first presentation:
Here is what we DO NOT know at this point:

The only cost they are interested in controlling are the Golf Memberships.

Does anyone know what the maximum spending amount can be authorized by the Board before a vote is required by the owners ? Whatever it is, we need to push for a resolution to change that particular Bylaw to lower that max. amount substantially so the PEOPLE can vote and DECIDE whether they want to spend OUR money on some of these outrageous and unnecessary projects....ie. spa upgrade, fitness centre upgrade, over-priced sound system for the Boardroom, etc. etc. etc. Time to vote out these Board members who vote in favour of spending OUR money for such frivolous upgrades to these barely-used facilities. They are not generating any revenue and we know that many owners go outside the complex for these services so why are we continually 'beating a dead horse' ??

Ditto on the comments so far! I am 85 yrs old and have had a condo here since 1985, I thought this would be my forever home when I retired and moved here permanently. I have suffered through every one of the increases, but now you are making my existence here look questionable. My suggestion. Turn the loss that is the Golf Course into homes, condos and then we have more people to gouge with the out of bounds HOA fees. I don't think Morningside has fees this big!

This board is out of control, I agree why do we continue to keep the gym open? Why do we keep the spa open? This board needs to assess the needs of the community as whole not the few. It must be run as a business and close those facilities that do not pay for themselves. We need to consider eliminating those venues that do t pay for themselves. Going from $748 a month to $808 a month is ridiculous, it will be the highest HOA in the area and for what? This increase will impact negatively home values, resale values and spirit of the community. It will price out seniors and limited income owners. I have spent 45 years in mortgage and banking industry and we as homeowners need to take control!

Worse than that... $748 to $877! They always do the maximum they can get away with under CA law. Funny how that works! It is not the highest in the area but compared to what we pay and services rendered, it is insanely disproportionate. We need to dissolve this HOA and fire the management company. End of story,

The conclusion I have reached after living at DP for close to eleven years is that the primary reason that some homeowners run for a position on the board is to get their turn at spending other people's money. They all seem to get a kick out of it, including of course violating the State of California laws involving HOA'S legal requirements.

Wash / Rinse / Repeat I have seen this film before. AS far as amenities, they are here for everyone in the community. If the Fitness center was improved, many more homeowners would use it. I have been here 22 years and its still the same dump. I use it everyday anyway. PGA West saw a 33% increase of use when I built their new Fitness Center and that was $2MM HOA dues are $675 on average there. The simple fact is that this board, like many before them do NOT have any reasonable business acumen. Knowing the Canadian mindset well, I would think they might be inclined to find ways to save money. The Spa and restaurant have NEVER been profitable. But do they consider options......... Like leasing the Restaurant facility to a third party operator. Closing the spa and incorporating that area into the current Fitness layout instead of using the courts. But NO lets spend $70K on an audio system for the masters lounge. Perhaps we should only operate 18 Holes of golf ? Also do we need 35-40 pools ? Other communities have removed several pools from their properties to lower costs. ( The Lakes CC ) I am just spit balling here, but I have offered many cost saving options in this diatribe and I'm just a construction meathead. I continue to be astounded at the arrogance of these board members. Now, I have offered MANY times to help, but as you suspect they don't want MY help. So what do we do? Here is another idea, sell the golf course to an operator with a continuous operation clause. That way they cant shut it down for development

When is the next Board election? Recalls will not work and too costly we had a couple great candidates who just fell short, we need term limits, and commitments from candidates to eliminate those venues that don’t pay for themselves. We also need to look at security, landscape maintenance, and other items which bring no real value. One is watering flower beds four times a day with sprinklers vs. drip systems which would significant reduce water cost. Please talk to your neighbors and have them attend via zoom the next meeting we MUST MAKE OUR VOICES HEARD NO INCREASE!

First of all, I hope everyone is aware that the Board is calling a special meeting on July 14th to discuss a re-draft of the budget. I've heard the original budget is proposing a huge HOA increase up to $908/month if it passes. It's time the Board STOP looking for ways to spend OUR money on frivolous and unnecessary projects such as upgrades to our fitness centre, spa, etc. and concentrate on building our long term contingency funds for future road repairs, water system projects...etc. something we can ALL respect. I recommend ALL the Board members take a course in fidiciary responsibility to understand what that means... It doesn't mean spending OUR money on "vanity projects" that produce little to NO revenue for all of us. I've heard (not sure if fact or not ?) that our tennis pro has a contract with the HOA to pay a nominal rent to us and he runs the fitness center with one part time employee while he keeps all revenue from tennis tournaments, etc., while we all pay the costs to provide the equipment, cleaning, and repairs. That seems unbelievable even to those of us who understand basic economics and can only be described as 'insane'. There is no revenue stream from an operation whereby someone has a contract to keep all the revenues from tennis tournaments while we (all of us) provide all the equipment, resources, etc. Another interesting fact for all to note is our non-revenue producing fitness centre gets an average of 15-18 people using it daily and most are residents...not the $10/day guest pass people - Another losing venture which baffles the mind as we all pay the cost for the equipment, building, staff, etc. Those 15-18 people are free to join an outside fitness centre for the same drop-in fee but at their cost....not all of us. The spa is another questionable expense - do the numbers there justify those costs - I think not !! Get rid of the desk at the entrance of the spa, update the paint with a fresh 2023 colour palate, and call it DONE !!

I have a few money savings suggestions , I understand we give a discount to the Hotel guests for golf let’s stop doing that , if they can afford to stay there at $200 plus a night , I don’t think the small discount will stop them from using our beautiful course . Also maybe raise the rate for the general public by $5 a round this would also help raise revenues

Increasing HOA due to that amount will decrease everybody's property value, make it harder to sell AND don't forget we are leasing our land so add in that payment will also make it harder for people to get loans or refinance.

I sat in on the call and a majority of the board simply ignored the comments, questions and suggestions of callers and even a couple of the board members. They have made up their minds and have no intentions of listening or considering any suggestions. A nearly 20% increase in employee cost without significant explanation. Who are we paying to do what and to what benefit to the homeowners. This increase will negatively effect home values, financing capabilities, affordability and owners on fixed income. I project we will see a significant drop in values, a significant increase in home listings and those listings will reflect a drop in values with ever increasing speed. I am deeply disappointed InTeri. Proud of of Bob and Mark for trying stand up for us home owners.

All we need is 80% of the residents to sign a petition to dissolve the board and fire this wasteful management company. I have homes in two other HOAs. NEITHER has a management company. No massive, wasteful payroll. What exactly do they do? Can anybody tell me? We are paying their manager $238,000 a year? That is crazy. When I started looking in DP there was $8 million in reserves and the HOA was $600 a month or $697,000 a month being collected. A small portion of that goes to Spectrum. Where did everything else go? The HOA which stood at $660 for a decade I beleive went to $660 and then $748 and now $877? For what? This board is ignorant, no accounting, no legal, no business, no real estate, no management experience - just a bunch of angry old wasteful people. They now collect nearly $1 million a month and we do not have a clue why or how OUR funds will be used. This is OUR money. Not the board. Wasting $70k on a audio system when the best, most expensive, perfect Zoom Room system is $10k, when I personally offered to DONATE a $10k system to them? WTH!!?? Where did the $43 million go??? I only see unimprovement's and that insane $3 million landscaping project which we were taking out a HUGE $3 million loan!? And all we'd get for that is a better looking entry? OMG so glad we all voted "no: to such a stupid plan. The board still paid that landscaping comapny a TON for their plans. Just as they did for the idiotic extension of the patio $500k at that horrific restaurant. I ate there once was sick for three days. Then they decided, on their own to make a $500k improvement to the spa that nobody uses. They PAID a ton for the plans. Didn't ask a single resident. The lack of transparency. $43 million gone. Wasted. My accountant looking at their budget they provided ONCE last year, he said, "I'd be fired if I produced [expletive] like this!" We need to start a petition, dissolve the HOA, fire the management company. End of story.
