Homeowner Ideas To replace lost revenues

 The HOA, Finance Committee and Board are focusing on ways to reduce expenses in order to support the coming years budget.   Generating additional revenue is the other half of the solution to keep us in budget and avoid additional assessments and dues increases.  As owners in DPCC we offer a wealth of knowledge and experience.  

What ideas do you have to generate additional revenues for DPCC?

My idea is not so much on lost revenue but on bad debts. At our home Country Club we are required to have a credit card on file with the Club and at the 15th of the following month my bill is charged to the credit card or if I want to avoid the credit card charge we can pay it in full prior to the 15th. I think I've seen a large amount of bad debt where owners don't pay their bills. Honestly I believe this would also work for the monthly maintenance fees. I have the fee swiped monthly from my checking account but they could also mandate this way or by a credit card. Those unpaid fees uncollected by owners is just crazy high and with this idea we might save time in taking them to court or collections? Puts more money right to the bottom line.

Try allowing the outside Public to golf on our incredible Courses. Join “Golfnow” and other Golf Scheduling Tee time websites. We have not allowed any outside golfers since March. Most other Golf Courses in the Valley are allowing the Public to play their courses and Riverside Co. protocol has allowed it since early May.

Dedicated parking spots. Pay $x a year and a sign is put up stating RESERVED. That becomes your dedicated spot. Someone is parked in it, call HOA Security and they ticket the car with a fee for the ticket.

If licensing and zoning allows, lease the restaurant out to (for instance) La Quinta Brewing on a participation lease basis (meaning they rent the space from DP and DP also get a % of sales after certain amount). This would bring in more people to use the restaurant from outside of DP residents. Thinking - after golf hangout, destination for non DP people, football days, etc. Set up tent in parking lot with heaters or fans dependent on time of year, BBQ, rentals, special events, beer tasting, food pairings, music, movies etc)

What about not having 24/7 security and putting in a key in system instead!
What about raising the golf fees and getting the public to use the golf here? Where o am in the course I rarely see any golfers which is a waste!
Get out of that bad deal to purchase 3 golf holes!
Charge for the electric car charging station!
Charge all non residence for use if the gym! You have a person there and anyone can sign their name and no check to see if they have the right to be there! Only the owners should be allied and if they have rented out their unit then those renters should pay!

I was ordering out at the Country Club and heard that the Double Tree was not going to be serving food till next year. Congrats to the Dan and his staff for stepping in and providing to-go service to the hotel guests. This is a great example of revenue generation for the HOA.

It’s statistically proven that tourists (people on vacation) spend more money.
The current board is trying to make it less desirable for owners to rent their homes as short term vacation rentals.
People on vacation spend more money, period!
Vacationers will spend money on golf, food, tennis, fitness center and the day spa (when it reopens.)
The Desert Princess is a Resort. A place to live AND vacation.
Due to Covid’s effects on reducing the number of visitors already, etc., now is not the time to reduce the number of vacationers coming to stay at the Desert Princess!
For those that don’t know or have forgotten, the Desert Princess was known as the Desperate Princess not that long ago! Putting regulations in place to limit the flow of vacationers, is not the right thing to do right now.
DP benefits from those vacationing there who will spend their money on the amenities.
People on vacation will dump a lot more of their money on food and drinks for example than most of the full time residents will. I’m sure there are some exceptions to that, but statistically speaking, tourists spend more money!
