ATTENTION ATTENTION ATTENTION

The HOA Board will be  reviewing and may approve the REVISED MAINTENACE MATRIX at the HOA meeting this Friday, December 8th at 1:30 PM.   All homeowners should  attend in person at the Master's Lounge or on Zoom. 

The REVISED MAINTENANCE MATRIX will replace the existing Maintenance Matrix that has been in place since 2008. It is important for homeowners understand the potential financial impact of these changes.  

This may be the last opportunity for homeowners to comment on the proposed REVISED MAINTENANCE MATRIX and get questions answered, such as:
  • Why did the REVISED MAINTENANCE MATRIX grow from 2 pages to 8 pages?

  • What changes to  the current Maintenance Matrix were needed?

  • Were there problems in the current Maintenance Matrix that required the Board's Governance Committee to create a complete replacement document?  

  • Why did the Board ask the homeowners to review and comment on the proposed REVISED MAINTENANCE MATRIX without including a summary detailing the changes?

  • If the REVISED MAINTENANCE MATRIX is approved, will the HOA still be responsible for all external walls and structures up to the drywall in villas(i.e. will villa homeowners need additional insurance coverage)? 

  • What will be the financial impact to homeowners and our future dues if the REVISED MAINTENANCE MATRIX is approved by the Board?

  • Should the board setup a Town Hall meeting to discuss the proposed replacement of the current Maintenance Matrix?    ​

Since our boards throw our money this way and that, hard to get excited any more. An HOA RESERVE FUND IS SUPPOSEDTO BE 70 TO 100%. ANY ONE THINKS DIFFERENTLY., SEE DUMB A**

Mike, as a Realtor for over 30 years, I have yet to see one single condo community be anywhere close to even 50% - it's not really possible once HOA's get so low without gigantic dues increases, but WE here at DP are PERILOUSLY LOW!!
I would expect another SUBSTANTIAL INCREASE in HOA dues next year - in fact, by constantly bringing up the insurance debacle, trying to "save money" by taking away our rightful services, and by constantly bringing up the Indian leases and water issues, they are already preparing us for that......

I really hope folks come to the board meeting Friday. It is the only way, we as a community can show each of the 7 board members, that we as a collective group, are paying attention.
Yes, I personally get fatigued with all the surprises that keep getting thrown our way..but we must stay vigilant.
So please everyone, come to the Masters Lounge on Friday and let your voices be heard!!!

I've been to just about every meeting in person or online. This board does exactly what they want to do with absolutely no consideration for us residents. As they continue to decrease services and increase costs and wasting our money, like the $75k audio system that has not worked! Funny that they said they were wasting this astronomical amount because "We have to do it right the first time." LOL! I offered a FREE, working, $10k system that is DROPDEAD easy to use and would not cost homeowners a penny! They constantly do whatever THEY want with absolutely no regard for residents. This revised maintenance matrix has already been approved, just not "officially" which they will do tomorrow. We have no hope of stopping this self-centered, disaster of a homeowner association board which has done nothing but drive costs up and values down. I have submitted and was running for board but I see no use in doing so. The 1 or 2 no votes are always out voted or things are done without a vote at all... like this revised matrix, the last three HOA increases, the new truck, removal of sand at the CVWD gate, wasted money on audio system, and on and on and on... All is lost I am afraid.

I attended the HOA Open Board meeting by Zoom on Friday, Dec 8, 2023. Thank you for your comments both at the meeting and on this Blog. And thank you for tossing your hat in the ring to run for the board. This community needs you. Yes, it's discouraging to be the minority but Bill Bergstrom has perservered for 6 years as that board has persecuted and tried to humiliate him and he has triumphed in so many different ways for us homeowners and has made a difference. You will too. Just remember Today's Minority is Tomorrow's Majority. Please keep the faith! Let's make the goal two minority seats this year and two in 2025.

Why do they always have meetings on days most people are having to work? Huh? In hope nobody can show up to these extremely important meetings so we can SPEAK !?.

What is wrong with these new board members? Do they spend there every waking hour just trying to find a way to squeeze more money out of us. My husband and I bought a villa in this resort because the HOA WAS reasonable. We are on a public golf course and we're starting to get charged private HOA, golf course resort fees. Maybe they need to start charging more for non-home owner golfers.

Have you all noticed how often our clubhouse/restaurant/bar is closed at 3pm for the rest of the day for "private events"? This is what happens when a place is run into the ground financially and they need outside events and money to keep afloat....this is going to happen more and more as the board wastes more and more of our money. The board, I believe is finally acknowledging that "it's in the fan...." and they are scrambling.....Thank you Peter Webb for your "legacy" and all the board members who served with him are also responsible!
BY THE WAY....I DO HAVE THE REPAIR MATRIX AS IT CURRENTLY EXISTS. I WOULD LIKE TO SHARE IT BUT DO NOT SEE A WAY TO DO THAT

Tom, Please do not get discouraged. You and Sue Bergstrom are 2 excellent choices for the beginning of a majority 'common sense' Board one day. 2025 will be the time to finally rid the Board of the wasteful spenders who don't listen to excellent ideas and cost-savings suggestions put forth by many owners.
2024 might be a tough year on the Board for new-comers but it gives many of us hope that our day will finally come in 2025. Both you and Sue have the owners' interests at heart and are not easily swayed by others who just give 'lip' service. There is a reason why many places are for sale - owners have had enough of the wasteful spending and the ego-maniacs on the Board. The word is spreading that Desert Princess is becoming known as disastrous Desert Princess with little to no revenue, huge outstanding debts, and whose Board spends money frivolously on unnecessary ego-driven projects.
Every owner needs to vote in February for Sue and Tom who definitely will work hard for all of us ~!

There is another meeting on 1/20. This matrix is nothing short of a joke. The 28% fee that we pay to our HOA Management company should go to items like this. Why they had to hire a consultant is beyond me. This is EXACTLY what they should be doing to earn their keep. The plan should show EXACTLY where in the community road, lights, signs, roofs, etc., will need to be replaced and exactly WHEN. This 0-18 years, 0-21, 0-1, is useless! They should have precise estimates of when maintenance items need replacing/modernization. We will pay our management company $3,464,596 in 2024. It is time we get some returns on those $500k, $300K and $200k salaries--wish they were as good at helping the HOA as they are compensation. Don't forget they paid themselves, with OUR money, HUGE bonuses as well. This is exactly the work they should be doing for our money. I keep saying there are three ways out of this; increase revenue, double our HOA fees to $1710 a month, or a special assessment of $28,750 per unit. I much prefer the revenue means but I know some people like their private little HOC that the HOA sadly has to pay for.

My comments to board:

It does seem valid that the responsibilities are clarified. However, as it currently is outlined, I believe that there are a couple of items that shift potential expense to condo owners which would make it onerous. In particular, all outside repairs should continue to be the HOA responsibility.

Two particular items stand out to me:

1) outside caulking. The HOA repaired, at their expense, some of the outside caulking around the outside of the sliding glass doors and around the patio. It's a HOA area and should remain the HOA expense.

2) sewer line repairs. It's either under the slab or under the land owned by the HOA. My reading of the matrix shifts this to the condo owner.

There may be other shifts of expenses also. And, the fact that the messaging from the board says there isn't any change in responsibilities leads to some distrust.
